Planning and drainage for driveways
In England, a new or replacement front driveway of more than five square metres needs planning permission unless it uses permeable materials or directs rainwater to a lawn or border within the property. Block paving on a permeable base, gravel and resin-bound surfaces are common ways to comply. If a new dropped kerb is needed, that is arranged separately with the highway authority, which is Surrey or West Sussex County Council for most of the homes we work on.
In gardens, patios and paths generally do not need planning permission, but levels matter. Paving should sit below the damp-proof course of the house and fall away from the walls so water never runs back towards the building. We plan levels and drainage before the first slab is laid.
